Rent Control

Last year, we had a rent control referendum which would have been a disaster for Hoboken. I was against the referendum because it would have effectively eliminated rent control. Fortunately the referendum was soundly defeated.

I believe that good laws are simple. My main ‘beef’ with rent control in Hoboken is that a law that requires a special calculation done by a rent control office seems too complex. Unfortunately, this could be a situation where the ordinance can’t be simplified WITHOUT changing its function. One change I would support is allowing a landlord who decides NOT to raise a “good tenant’s” rental rate to apply the entitled increase to future tenants (that is to bank the increase). The current system requires landlords to increase their tenants rents every year or give up the potential increase which benefits no one.

Despite this complexity, I fully support rent control. It is essential to making sure that many of our residents, including seniors, families and young people, can afford to remain in Hoboken.

Due to an issue where the city took away a bunch of our very important benches: he's committed to being outside 7th and Washington for at least the first half of August.

Pier C Park is one of Sela's favorites because the playground features a spider climb to reach a tower that has a long tunnel slide. When she was three years old she managed to get up to the top but was then afraid to slide down. I managed to find Xander, a six year old child of my neighbors Tony and Christine: and I asked him to coax Sela to take the slide down. He was not able to convince her.

Seven Valleys, while technically in the fifth ward, is fantastic. My family's favorite is the medley for two, which feeds three. I suggest choosing at least one cherry rice.

Stevens Athletics has teams in numerous sports. Sometimes I take my daughter to watch soccer or lacrosse. We always root for the Ducks of course.

Church Square Park is the center of town. On Tuesdays, come Spring and until the Fall there is a farmers market where we'll often get some produce and a pickle on a stick. Prior to moving to my current house: I lived at 527 Garden Street, right near Church Square Park.
